My gross rental income looks pretty impressive and here I am working my W2 job, to say nothing of the losses incurred each month on my Class C Indy house. 

There is just less pressure and in general, the tenant class is better.Handyman & cleaners are needed in general so I recommend leaning in and making it happen.

I dont have regrets just did not care for STR  business personally. so we sold.But we have Mid term fully furnished rentals and I really like that one.. start off as a few months and end up staying a year or more and at close to double the rate and A class tennants..

Pay: QBO because it has "class" features. 

Our property is what I believe you term as a Class A rental  4000 sq ft on 5 acres in the Bay Area.  

@Tommy Brant I have heard that there is some insurance relief coming into the Florida market, especially for new construction A class properties.

I agree on the bathtub walls, I do a surround vs tile typically (but again depends on the class of asset)
