Their representative recommended I engage with JP Morgan Chase private banking / wealth advisor as they thought this would allow them to be more creative and include other assets as part of the collateral.

My biggest recommendation is to look on social media and see who the “big” players are for investor focused teams in your area.

The biggest thing you need to analyze is how easy is it to release this space if the the tenant leaves.

Investing as a limited partner/ passive investor is a somewhat risky endeavor whether it in private placement or in the public markets.  

Investors are almost always the biggest challenge for any group, new or seasoned, but especially newer investors.  

With this proses the investors I work with are also able to take advantage of some great incentives including solving for the biggest problem in the field, interest rates.The investors I work with also appreciate a turn key process on Single fam up to Quads and larger community development.  

They’re all accessible but would take a bit of effort to get to if there are tenants occupying both units.It seems like this may have not been the most ideal purchase then, with the biggest problem being that it’s a single family being rented as two units.

You could pay them a flat interest rate on the funds they contribute, similar to a private lender, or offer a percentage of the profits to align their success with yours.

I should note that that I was using Baselane's banking service to collect deposit and rent, and had moved the funds immediately to my private bank after I collected (thank god!).
