This is a good benchmark - but there is no law that says this expressly.

Everyone will have a different number based on their market, my minimum benchmark is at least $300/month. 

-As fund manager I would vet the sponsors and deals and invest the capital for the group, taking a 2% AUM fee and 20% of profits above a certain benchmark IRR.

For your first investment, simple purchase, furnish and rent 25% is not a bad benchmark to shoot for.

Check aim loan website, google “aim loan rates”, I have used them before - national lender that actually posts your rate and closing costs for your specific situation, can at least use them for a benchmark to compare to other lenders.

Just as a benchmark and if you've used other sites is there any recommendations on those?

I always track my actual expenses and profits to benchmark against my proforma.
