I've always been a bit hesitant to ask for help on here, at risk of sounding like an amateur (which I obviously am) but the response and help was way more than I expected.

To be honest the monthly rei meeting seemed like amateur hour, deals announced weren't very attractive and it seemed like a majority of the people I talked to owned a property or two, no major rehabbers or cash buyers.

I will tell you a clause like that is a dead give away as to amateur status in a commercial transaction.

This was a classic case of a game of musical chairs where the amateur latecomers were left standing when the music stopped. 

Sorry for the next amateur question: when it's time to refi, do you suggest a traditional lender (local or national bank)? 

It doesn't look too good for a buyer if he sees the same property with two different prices.... it scream amateurs.
