The murder likely had something to do with drugs or relationship issues and nothing to do with Landlord-Tenant relations.

Rent is past due.They are not responding to calls or emails.We received an email from from the tenants boss saying that she was busted for drugs and her job hasn't heard from her in weeks.This tenant paid rent on time last month.What can we do about this?

People do what they need to survive and become who they are around (plus what they see) if the only rich people they see are the Chicago drug dealers on the corner, their minds naturally tell them that selling drugs is how they get money. 

I've heard of some really serious health issues if your house was ever used in drug manufacturing.

This will alleviate some of that preasure of vacancy due to things not working/being fixed and having accomplished the work of screening up front by putting a valued tenant in there with motivation to stay as my properties will raise the bar for the area and people will want to stay and do everything they can to do so.

We also learned he got himself an unauthorized roommate; some big guy who made his living selling drugs out of my house.  

Just go directly to the listing agent - the seller is obviously in a hurry and maybe the listing agent would assist in some of the fees to alleviate the pressure he/she must currently have with the existing owner I have seldom if ever used a real estate agent or broker for any of my deals.

She said she's had to call the police numerous times about the lower tenant whom i also found out is also not even on the lease, he's just a boyfriend of the female on the lease, but she's currently in jail on drug charges.

As President he has said he was in favor of it for drug enforcement.
