I like them both, in general, but the best way to find a town to invest in outside of where you live if it's not affordable and if you don't want to be withing driving distance easily (recommended) is to make two lists:1. every town you have ever lived in or visited for more than a month2. every town your closest friends and family live (the ones you like)Then you take those two lists and see where they overlap with the data or lists you are using.

Although the sensible solution to that circumstance would be to sell their house, the reality is that the emotional response to these circumstances is to try to keep their house not sell it.I am not trying to be a negative nancy here.

Short-term rentals would be a solution, but due to strict short-term rental laws in rent-controlled areas of Los Angeles, options like Airbnb are typically not feasible.At present, I have a $5 million property in Encino with two units that we cannot rent out short-term due to rent control regulations, and the numbers don’t work for a long-term rental either.
