@Michael SheaRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder, etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

By no means would these be exact estimates and they should not be solely relied on but with high level information, I think most sponsors would agree that they could provide feedback fairly accurate assessments within +/- 5%.

Though it is over 50% cheaperin my market, the price came in about the same although Reonomy isn't market-based but is limited with contact search, Reonomy has loan maturity data which co-star is lacking which is a big upside. costar has leasing data and is also more accurate.

I've had constant issues on the backend with reservation data not accurately transferring over to my PMS, and it takes them weeks to rectify anything that is not a simple fix.
