We live in Northern Florida and manage our 10 long term rentals and do flips in northern Florida and we decided not to go that route with this south Florida home after we started digging into it.  

I would recommend working with a good investor agent who can help with all of this!

If they are professional, they can explain this quickly and easily.

@Jose Saladin you will likely not get a CO (certificate of occupancy) to be able to legally rent this out.

A refinance into an LLC avoids this risk but typically requires a commercial loan with higher rates and stricter terms.If asset protection is the main goal, umbrella insurance may suffice without disrupting financing.

For context, this would be for a property I already own.I understand this may be a bit unconventional and people will likely recommend I get a proper quote and have the contractor do a full walkthrough.

They all say they will be on the lookout for me, and they are experienced realtors.I did however get one from here, bigger pockets, and this realtor hasn't worked with investors before, butis asking me to sign a contract so I am working with them exclusively.The reason I am asking what to do, is because this realtor with the contract is very new, but I heard that most realtors will ask you to sign one if theyre serious.

This model can work but I will not be working with this company again, that's for sure.
