Needless to say I had to find out for myself what info you had uncovered. 

The one rule:  My newly licensed helper ABSOLUTELY cannot have a buddy with him as then he would be considered by my insurance co. to be an uncovered employee of the licensed worker and therefore it would be VERY bad for me if his buddy/employee got hurt. 

Likely they are pushing off you finding out about the true value and the only way for you to not uncover said truth, is to reel another unsuspecting investor in.

County records or you can ask a realtor to pull Realist data from the MLS to uncover mortgages taken out on the property.

Insurance companies have gotten very good at uncovering deceitful and fraudulent claims, however they still have a long way to go and can't uncover them all. 

A home inspection can uncover these issues and give you a more accurate picture of the property's condition.That being said, it's possible to educate yourself to some degree to make a more informed assessment during the walkthrough.

If you can get up into the attic you can uncover a whole host of issues: electrical, HVAC, roof leaks, poor insulation.
