I find that depending on the market $300-500/mo are fairly normal and if compared to what you would pay with a single family home on some utilities, maintenance, and management, it's a good deal.

If you are single, look for uneven multis where you can live in a small unit and rent out the bigger one (e.g. - 1/1 and a 3/2 instead of 2/1 and 2/1)2.

In Jersey City, it doesn't kick-in until 4-units - so for the smaller multis or single-units it is not a problem.
