I dont say lender because we  only JV but we bring the type of capital your talking about.so private capital that is sophisticated enough to go into spec building is not going to be any cheaper than HML and could very well be more.It can take some time to find banks that will play but it can happen as they are getting back into the game.If you have the three C s and track record I would be pounding on every small commerical bank in the Vegas area.But franklyright now bank rates for  me are 6.5 and 1  no junk fees just appraisal and I only have to appraise one model if its going in the same community.

Pair them with more experienced lenders to absorb and deflect.Experienced lenders - over-involved micromanagers and draconian terms.Both and everything in between - know your numbers, know your business, don't over promise, keep your word, make them whole even if it costs you pounds of flesh.

He left several thousand pounds worth of junk that ive been removing. none of these things were an issue when I purchased the property, none of these things were an issue when I had the home inspection done, none of these things were an issue when I did my first or last walk through before the saleHe was late with rent ever since I inherited him but always ended up paying so I could not evict him, Ive been trying to find a way to get him out, then I noticed he was having people over even when he wasnt home, using his apartment for showers and laundry, multiple people, all the time, different vehicles.
