From a purely geographical perspective I am the Northwest guy and you are the Southeast Guy. 

I briefly considered Fourplexes, but as people have mentioned here, the only ones I can find are south/east of downtown in areas where I don't particularly want to live.

Southeast Michigan market.  

We live in the southeast part of the city and have a rental in Olde Towne East (and would like more in that neighborhood).

I live in Southern California and I'm actively looking for single family or small multi-family buy & hold deals in my hometown area of Southeast Michigan.
