A new roof or ac unit may not be too obvious if snow covered when the appraiser comes out. 

Selection criteria: renters earn ~3x the amount of the rental, no recent evictions, credit score 600+, no pets, tenants are responsible for snow removal, grass, utilities.  

The difference between the two are that the special form has coverage for Theft, Water Damage and Weight of Snow Ice and Sleet.

The carpet is gross , the wood looked Nice but doesn’t wear  well with the snow, sand etc in the winter.

They will pay for the cost of snow removal.

Other than that, I don't think we have any issues that any other STR has.I suppose maintenance could be a bit more if you get a lot of wind blown snow off the lake.

Another thing is that in my single family homes, my tenants pay all utilities, and handle lawn care/snow removal.

That could be plastic ( Omni roll, snow country etc).
