You can deduct costs for storage and other fees that are owed you.If there is a surplus the money might belong to the ex-tenant.The risks are that you think the stuff is trash and it really is some antique or speciality item.

Do Not Trust your average handyman for this.Bathroom vanities, medicine cabinets, and light bars are pretty inexpensive anymore, and replacing the usual Box vanity with a pedestal sink makes the lua appear much more spacious (admittedly, you lose some storage, but you can regain that with an over the john cabinet or shelving.)If your tub surround is trash, fix it right...new concrete backer and ceramic tile.

The guys I had hired to clean out the apartment then took these items to 'who knows where'.Said tenant has now sent me an informal letter stating that he has gotten back on his feet after a divorce and now has the means to properly and legally sue me for improper eviction proceedings and theft of his personal property. he states he has spoken to several neighbors who will attest to the fact that his property was loaded into a truck and stolen. he also states that he documented with witnesses several calls he made to me asking where his things were and if there were any storage fees involved.

I am not sure on the specifics regarding the costs associated with tenants abandoning personal property.Since we have 30 days to refund the security deposit, and if the tenant does not or refuses to claim any abandoned personal properties after X number of days, can the cost of storage or removal be deducted from the security deposit?
