I would be very careful commercial in small towns can stay vacant for EVER and a Day.just drive through any small town between Dallas and New mexico.. look down the main street.. nice brick buildings 90% vacant then on the outskirts of town a walmart and the associated fast food joints..the resi might work.. and maybe you change the commerical to cheap storage but put NO value in its cash flow would be my advice unless there is some compelling reason you think those would be leased.. if there was demand they would not be vacant would be my thought

Additionally, since it's not really catered to HOAs looks like much the standard services like templated document management pages and maintenance requests would be custom page builds?

The patrons with too much alcohol in one mixed drink will get buzzed too fast and not be able to have more drinks.For food main meals there is not much profit.

As others have said, from an investor's standpoint, you should be able to find an investment that is improving your financial position and not draining your cash reserves.Sorry for the long post, I realize I'm jumping all over the place but this is just food for thought from another HB'er :)
