Well said by Joseph above.I'll add here that I personally dislike collecting Last Month's rent upfront because it seems more prone to creating "coasting" tenants at the end of a lease AND disputes over who owes what in the move-out and repairs discussion.Also, it would be prudent of you to take a dynamite PM in your area out to a nice lunch and learn from them.

Sorry, they are on a month to month lease so theres no problem there, the boyfriend is fine to move in, we screened him so theres no problem there either, it's just a tenant dispute.So one of the roommates is moving in with her boyfriend and the other roomate who signed the lease was going to but didnt end up moving in because of the dislike of the boyfriend who was also screened.The roommate wants her money back but I agree with Marc and Matthew, let then work it out amongst themselves, it doesn't concern me.

And depending on your cost structure and market, I imagine there is still money to be made.Of course, with population density, you get a ton of push back from current homeowners who don't want new inventory because they want to see their own property values stay high and generally, people dislike change.
