The low end was a little lower a few years ago, but the government changed regulations regarding more efficient water heaters in 2015, resulting in higher prices for water heaters.

All I know is I take take another year of feeling like somehow at the end of the year the government gets paid better by my small business than I do!!! 

However, the question we have is, if she assumes the mortgage and her mom unexpectedly goes into care, can the government force us to sell if it occurs in the five-year window?
