On property number one, I would cash flow $750 a month after mortgage, taxes, and insurance if I also rent out the unit I live in.

You may also want to look into 2-4 units as those are the easiest to finance and help you grow faster.

STR in Boston (and metro) are mainly for owner occupied residents only which means you can rent your bedroom or an adjacent unit.

They were already $75 billion in the red (IIRC) and now this....Even with Federal money, the state is going to have to chip in a lot of $$$ and they just don't have it.e) I saw US Senators this am on TV promising to assist with aid to CA, but ONLY if CA changes it's policies towards, water acquisition and Forestry Mgmt.

5 units+ could be a good place to get started.

I have heard good things about Ohio, Indiana, etc.5 - Due to high interest rates flipping has become highly risky and most businesses have dried up.6 - Co-living and Assisted living seems to be popular right now.So - really depends on your market, your strategy, and your timeline.

So yet, there are a lot of fresh units just hitting the market this year and new ones that will hit soon adding to the competition. 

Zoning- certain towns are starting to restrict Airbnb type rental units.  

@Kyle Cross you claim to know a lot about the industry, but your questions are vague and so is the info you've provided.Not sure how managing 8 units doesn't, "require much management"?
