Half that for a minor componet. 5k to cosmetics (carpet, floor, paint, fixtures & covers, minor landscaping) So a cosmetic fixer that needs a bathroom would be 5k to spruce up and 5k for the bathroom.

Also it probably didn't need more than 5K in work max, mainly for outside landscaping, the inside was about perfect.My question is, how many wholesalers out there get calls only to meet with the seller and find out they are looking for full retail price for their home?

The type of buyers who will look at your home in your neighborhood can help determine what rehab to do and at what cost.Exterior landscaping or gardening should also be consistent with the home's potential buyers.As the saying goes, "curb appeal" but also leave something for the buyer to make it his/her own.I hope this helps your creativity!
