I usually offer an early check in or late checkout when the schedule allows it.One guy checked out 45 min late and my housekeeper sat close to the end of the drive way (she's too nice to pull up to the house), but the guy saw her and must have felt bad and gave her a $20 tip.I dis buy a super capacity washer and dryer since the laundry is the bottle neck in getting the house ready.

Kavita, My suggestion is to drive around these towns and get a feel for the area, with you living in Millburn, you can be in most of these towns in about 45 min. most of South Orange, Maplewood and Montclair will be more expensive and only good if you tend to flip properties and can get them at a real good price.

I decided I want something at most 30-45 minutes away from boston. we have alot of contruction worker family members with contractor friends so I think finding something we can rehab may be the smarter thing to do since it will help raise the value and maybe even the rent.

just LOL @ all the posts in this threadin 2011-2015, i acquired a number of foreclosed duplexes for $45-$55,000 in decent shape, requiring only $10,000 or less in repairs each, and all in GREAT locations in a city of 60,000+ and growing.
