Then look through those and see what you'd get the most money for if you sold (in the spring because winter is not the time to sell).Rents should go up every year. 

And the tenant during winter: "I can't sleep at night because every time I turn on the heater, rat urine smell comes out of the vents."

But if you constantly wat for that youre gonna be on the sidelines for a while.Good luck out there, its fun learning on the fly and learning more and more each day youre involved in this

You could change your rates monthly like summer vs winter if you want. 

May be worth a meeting and a conversation to sound them out.Edit for a fun story:I worked with this guy who was super stoked on 420, had "legalize it" stickers all over his car, wore Bob Marley shirts, stopped work every day at 4:20 to take a hit, etc.

Most of the Snowbirds hail from British Columbia, Alberta and Saskatchewan and they flock (no pun intended) this area from October - May (to escape the harsh winter months in Canada). 

It's really fun. if you haven't been, and great for families of all sizes.

I wouldn't let them stop me from moving ahead at all.....Maybe ask for $2000 cash (to close the deal) back  just for fun.
