Or, they are not being upfront with the seller and don't want to scare them or tip them off that they aren't really going to buy it direct if they don't get a contract so they can in turn assign the contract..so too many inspections or other visitors will certainly raise a flag...

I would make sure that there is no pealing paint in the apartment and include in your lease that the tenant is responsible for the safety of their visitors and must supervising all visitors under the age of 18.

Also on the pet thing, even if we do not explicitly sign-off on tenants having pets, sometimes visitors (even tenants) can bring animals in without us knowing 100% there haven't been any.Thanks for your advice,-Rick.
