There's not one successful person on this planet that didn't make countless mistakes or didn't have to overcome hardships and failure.

I know - that's a bit counter-intuitive, but that's what the wealthiest people on the planet - the banksters - do.

Most venture financing is toxic and probably imputes more risk to these portals and thus misaligns their interests with those of the crowdfunding investors they serve.  

I am an architect by trade, so home efficiency is very important to me personally, as it is for many people my age (22-35).I think if you tracked your/your tenants utility usage for a year, put it in a spreadsheet for perspective tenants to see, you can make it work to your advantage by showing that a little more in rent is offset by lower utilities, all while putting less strain on our planet.

This is toxic thinking in my view because an education is no less an income producing asset than a house.  

However, through some weird alignment of stars, planets & pixie dust, I met with a local investor group & was paid a small fee to turnover all my research, documentation & personal notes regarding this property.

Ultimately, it's better to bring everyone up rather than race to die with the most toys.I also think there are too many people on the planet, but this is a REI website, not a sociology class.  

You're talking about a big market where a mile difference, or less, puts you in an entire different planet as far as quality and risk/return is concerned.

Nothing on the planet gets me more excited than huge construction projects.
