I've read the forums on how to do pre-screenings, but I think most DC landlords are not as rigorous and I think people may be irritated by having to fill out the screening form before a showing.

I just sort tenants into 3 categories - quality , marginal and toxic.

OMG this is the most irritating thing in my entire life.

Being close to the mean is good; getting a rental on a street with too few rentals can irritate the owner occupants ("we don't like rentals" mindset); on streets that are close to 100% rentals you will find that some of the landlords don't care, and it shows in the tenant quality in some of the units there (and that can drive away the better tenants).

I expect that most retail stores automatically mark things up by a few percentage points to cover the expected use of credit cards.On a $100,000 project, I would think that most people would be irritated if I automatically added $3k to the job assuming they'd pay with a card...

If you calculate your IRR, it takes all this into account and is a far more effective way to compare this deal with other potential deals.

Since it's non-toxic there is no restriction on the time between the treatment and reentry for staff or guests, the treatment itself is also fast compared to other treatment methods. 

It can cost you much more to remove toxic items and waste than the land would ever be worth!

Their mindset and lives are just too toxic to be around all the time with the thinking of ( go to work for someone else, make enough money to survive week to week, and hope the company doesn't go under and social security will take care of them when they retire. ) It's really sad actually that people depend on that strategy to get by.  

Black mold is toxic and lenders such as FHA will not loan on those properties (not sure about 203k loans).
