It didn't cost one dime extra to buy contrasting colors and install a "checkerboard" pattern in a large kitchen, and our properties nearly always rented very quickly, with nothing but positive comments, ie.

Roof, new ceramic tile in kitchen and living room, some lanscaping, replaced some fascia, a couple of windows, a bit of plumbing, a bit of electrical, replaced both exterior doors, painted living room and kitchen and complete exterior paint.I did all labor myself, I DON'T start real early, I get off the roof in the middle of the day and I DON'T work late. That took me SIXTY DAYS, from closing to closing.

I have 2 graduate degrees but I know how to roof (I did one this year, started it 2 weeks after my 59th birthday) sheetrock, tile (I'm currently doing the backsplash in my own kitchen) and all plumbing.I can also do "some" electrical and enough A/C to know when I need to call the licensed guy.

I just read the original thread---juicy...I can't answer the where, but I'm going to take a stab at what to look for (which is at the core of the question---you have to know the "what" before you can find the "where"): - Follow the employers---seek areas where employment is both vibrant and growing (job growth leads to migration patterns---people have a tendency to follow the money)- Seek a community with current or future infrastructure expansion intentions.

and i don't regret it at all. sure it's nice to have made a great profit on my first transaction but i viewed the situation as:1) i can continue to rent...2) ...or own a property paying the same amount of rent and expenses while gaining experience.in both instances my cash flow (i'm going to include the income from my job) would have stayed relatively the same---granted i pay about 200 more due to taxes and insurance. but 200 extra a month was not as important to me as it might be for some one else who has a tighter budget. but since i made the leap definitely feel more confident navigating the entire process over again and also learned how to do some rehabbing on my own (tiling, staining, flooring, light plumbing..etc...)I also now have realistic timelines as to when certain jobs can be completed----at one time i thought I could gut and fix my kitchen and two bathrooms by myself in under 2 weeks only working weekends.
