Ryan,If it is truly a separate company, you will want to have proper Insurance coverage:- General Liability (Bodily Injury or Property damage caused by your operations)- Professional Liability (aka Errors & Omissions - for damages caused by your decisions, advice,...)- Workers Compensation (even if you are not employing anyone)There are other coverage to consider depending on your operations.

I agree with the items @David Liu mentioned but add insurance, vacancy, property management (even if self managing because it is work), misc (mostly items divided across all units (bookkeeper, LLC, umbrella coverage, tax man, office expenses, etc) as well as one off items such as utilities due to slab leak.
