The day I see a cap rate over 7% I may have a stroke haha.

This reminds me fo the people I knew that “changed some facts” to insure their racing motorcycles or their imported from Canada 2 strokes.

However as you state is regional ,, then its county  ,  then its city  then its zoning overlays.. no one broad brush stroke can determine what you do .. must drill down.

I see all strokes of employees come through.

Formica isn't as sexy as granite or concrete but rentals aren't about stroking an owner's ego but what works on the balance sheet.  

It gets harder the further away you get from the event.At the beginning the insurance companies are eager to look good and stroke checks, but the longer time goes on, the less willing they are to please the owner.
