This is very common in my market.If your getting beat consistently, you may need to tighten up your numbers a bit, or look at a different property value range.

I had little cash when I started, so I wholesaled some short sales to cash buyers and sold some nicer ones retail before lending guidelines tightened up.

Don't know about Indiana, but we lend in Texas on commercial and investment property.We are a "true" hard money lender in the sense that we do not run a credit check or examine the buyer's financials.However, we have tightened our criteria in the last 3 years, by lowering our LTV maximum, requiring significant buyer capital contribution on purchase deals, and checking collateral's capacity to meet interest payments.

... 10 years ago, just showing a signed lease was sufficient for the lender I used on my new purchase; since the rent exceeded the amount of monthly payment on the old residence, I actually was given "credit" toward having a higher income :wink: Not sure what would be the case today, with lending criteria having tightened.
