@Katelin M Barson I share the sentiment of many people on this thread that condos generally aren't as good of an investment as a SFR or an attached unit with a party wall agreement (no HOA). 

I was trying to be sensitive to them because I know the house has significant emotional and sentimental value to them.

@Dov Klitnick I would tell her your sentiments and talk to her about working with another realtor who may be less busy in her office since you’re on a time crunch.

I have seen cap rate described as a measure of 'investor sentiment" in a particular market.

I would also echo the sentiment on the thread around trying a conventional financing route...when I did my house hack and duplex to start the 3.5% fha loan was the best part.

The numbers I am going to share are from 1999 give or take so they really do not apply, nor do they apply all over the country, that said, the sentiment still applies.
