Remember that most good tenants give notice at the end of the month, so if you post something for rent on the 25th to get someone in in less than a week, chances are you will appeal to the exact type of tenant you want to avoid.Determine if your place needs any work, leave time to do that and try to post it for rent in the first 10 days of the month.

Remember, transparency with sellers has nothing to do with finding cash buyers, so you can pretty much ignore "transparency with sellers", "be Jesus to sellers" , "rip your heart open and hand it to sellers" mantra when you are looking for cash buyers.

Remember you will need to sell this one day, so you would have to answer all those questions as well. 

With accounts at multiple banks and minimums different at each institution, I could never remember what the minimums were until I came up with this little trick.
