I'd recommend three things (1) find out their motivation for selling and their needs and try to solve them (2) if they like that a broker is not involved due to cost savings or other reasons, don't hesitate to reinforce it and (3) establish a relationship/rapport with them...family stuff, kids, sports, common interests, whatever.

I'm not sure where the OP is with regards to their investing career, but I wanted to reassure them that escape clauses do exist and should be used when the situation arises.But to reinforce your point, wholesalers should not use escape clauses to back out of deals.
