I would owner occupy it so I don't know if I have an avenue to remove them so I can do the condo conversion or if I could even do the condo conversion while they are still in there.

Beacon is no longer on the list of viable STR towns since they require a STR to be owner occupied. 

I would then find a 2-4 unit deal that I could put down a 3.5-5% down payment on as an owner occupied rental.
