@Oliver Martin  I'd look toward employment related news to assist you with your predictions.  

There is a loophole that many investors are taking advantage of, but I predict it will be the downfall of many platforms in the future. 506b portals (ifunding, Realty Shares, Realty Mogul and Fundrise etc. ) allow investors to self certify.  506c portals (Real Crowd, Patch of Land, etc ) must use reasonable means to verify investor's accredited status before they can invest.  

My exit strategy would be to bring the value up and then sell (assuming the comps are predicting greater value then my costs)  Preliminary research indicates that the cost per square foot may be significantly higher then i would be paying, when all in..Thanks! 

Thinking it would take a good size crew to get it dried in ,in short order of predictable weather. 

You will be looking for a very narrow range of buyers that will like the touch, I predict.

If you have a family I predict it will likely be a disaster, if you are single it might be a little easier. 

As far as Cali reaching peaks....UCLA forcasters predict for LA that we in are the 3rd year of a 12 year cycle, 7 years bull, 5 years bear.

With the population in Texas predicted to double by the year 2050, it is a good place to invest. 

Nobody can predict anything but seems SFR will have a dip in 2 to 3 years from now.
