After spending six hours on a precious Sunday with no luck, I'm asking the brilliant minds of you BPers for help.

If you already have to wait 3-5 days, not knowing if payment went through and THEN you find that no payment went through, you're wasting precious time.  

While a single family may sound fun, your best bet would be to partner with someone who is well versed in single families to not get burned and lose all of your precious capital on one crappy deal.

Expect a long story about how precious that property is to them and how you are just not a good person for asking them to put it in their bedroom closet if they think they want to keep it around - lol.

Jewelry is expensive to make and therefore you are paying for more than the value of the gold.

Like real estate is so precious and special you need to take a class to do it.  

If they file suit against you for more than the limit and are successful, then they would have access to claim against other assets such as cash accounts, brokerage accounts, jewelry, and any other sort of asset that is worth anything.

But I can tell you this...I get paid today, and you will have your precious money"I agreed to let them pay their security deposit (2 months rent) and pet fee in installments; they paid the first half with their first payment and were to pay the remainder in 1/3 over three months.

I'm curious to know what you think would help provide the clarity you need to know where and how to allocate your most precious resource (time)?
