that chart comparison is useless. 1- you’re not accounting for leverage in the home, which amplifies returns by 3-4x depending on loan percent of asset value. 2- Schiller home price index is a generality, it doesn’t reflect your home in your neighborhood.

The managing mortgage banker on our team was a developer in Seattle in the 80's - and he often reflects on when rates were between 8-12%... back in the day.That said - to Wenatchee's credit - it's so affordable relative to Seattle, Tacoma, Bellevue, etc - and has great outdoor attractions that it is generating demand just due to its relative affordability.

I think he has stated before that them not accurately portraying the reality of it is why he decided not to continue with the project.I know another individual who was on a flipping show, and there were a lot of things in that episode that were not a reflection of reality as I knew those involved, and I knew the subject property.

@Milton Marcelin if the appraisal comes back under accepted purchase price, either the buyer has to put more money down (because the bank will only lend on appraised value) or the buyer can (and should, depending on the situation) request a price reduction to reflect the value.
