Here are some things that I’ve seen regarding this type of rental: The owner never seems to want to run a background checkthey never want them to pay a depositthey want to give them “free rent” or a huge discount while they look for a jobFamily or friends become or seem entitled to special requests and take advantageFriends or family may hesitate to tell you about maintenance issues because you gave them a breakThey make you feel guilty when you ask for a late feeWhen the property gets damaged, you dont feel comfortable asking for money to make repairsLastly you may have to evict a friend or family member.

It may not be pursuable as it's inchoate until acted up.So let's say you view the property, tie it up, waste their time and thus money based on a false POF letter that they reasonably and detrimentally relied upon, then you are now guilty of actionable fraud.

Hr mentioned about that before...If lender wants to assume ex is guilty and ask me to prove that he is innocent, they are going too far...Now I don't have to do my refi with this particular lender...

I feel guilty..... tons of people have lost everything they own...and it looks like my investment has been spared...... the city will take years to recover...and many people will be destroyed financially for years to come....
