I am paying off properties now - once I achieved the monthly gross cash flow I wanted it makes sense to me to preserve it and take my foot off the gas on acquisition.One last thought - You mentioned not spending a lot of time on your portfolio until recently - I was guilty of the same and found that if I more effectively manage the properties I already own - I was better off than buying additional units.Just one persons opinion  - good luck!

You can meet your team in person, look at the good [and bad] areas to own property and get a much better feel of what you are getting into.Of course just don't get stuck on analysis paralysis and end up never moving forward - I was guilty of this myself.For the most part, one should be able to find a freshly rehabbed, simple home, in a good working class neighborhood that rents for around $800 for close to $80k or less.I would also recommend staying away from [older] duplexes as well for now until you get a good feel of the area.Just a few thoughts, I hope that helps.- it's always good to see another Investor utilizing this great site!

Things continued at a snail pace with the rehab and I continued to remind and plead ABC to pay us the rent guarantees.ABC Baltimore promised to continue paying us rent even after the Rent Guarantee expired on Dec 17 2018 because the house was not ready after more than 16 months.

@Vijaianand Thirnageswaram, Your welcome,I am guessing, but once this person (who files the lien) realizes after being served with a subpoena to appear in court to plead his case he will realize just how flimsy his claim is and he will not be able to fulfill his obligation and the claim on the property will be lifted.

After a FEW MONTHS of trying to get this contractor to finish what he started I had to cut the losses (knowing what I know now I should have sooner, but charges have been pressed and he has recently plead guilty to the charges).

Here are some things that I’ve seen regarding this type of rental: The owner never seems to want to run a background checkthey never want them to pay a depositthey want to give them “free rent” or a huge discount while they look for a jobFamily or friends become or seem entitled to special requests and take advantageFriends or family may hesitate to tell you about maintenance issues because you gave them a breakThey make you feel guilty when you ask for a late feeWhen the property gets damaged, you dont feel comfortable asking for money to make repairsLastly you may have to evict a friend or family member.
