As much as you have a lease, none of the monies changed hands, so its hard to keep any of it as a penalty plus she being in a different State....its just not worth any kind of drama or court or lost time chasing it down.

Things that make you go hmmm.Spend a few hours trying to explain a lease option to a seller, then the seller gets a call from me (or 3 dozen other investors chasing that same deal) offering a pile of cash and see which deal they take.Now, I have done 2, count them, 1. 2. straight options and they were both very profitable.

I feel I have an obligation to the industry, including the smaller players, to make sure they are at least aware of the risks, and that there are intellegent solutions should they choose to seek them.
