I've got a couple decent candidates I'm considering, both with pros and cons...1st OPTION:Doctor + retired woman, both mid-60s, no kids, no pets~ 9x monthly rent in income2-year lease... potentially longer termGreat credit score-- However --Tax liens, bankruptcy, both have "messy" divorces in past couple yearsOnly been dating for about a yearDUI, expired plates, and another charge I'm looking into--2nd OPTION:Young couple, Dad + stay-at-home mom, baby, small dogRelocating from Texas~ 4x monthly rent in income1-year lease... almost guaranteed not longer than thatAlready had higher house payment in Texas, so rent would be cheaperExcellent credit scorePerfect background checkPerfect credit reportSo the question is, do you go with the older couple without the pet who's already interested in signing a 2-year lease and could potentially stay longer?

Do you need to trademark research before "naming" your house, or can you pretty much call your house anything you like naming a pet?

Look to see if there are any fees being generated, pet fees, application fees, late fees, etc.What type of property is it ( A B C D).

Finally, it will be in number one above, but I am always surprised how much the pet policy can open or restrict a unit to potential renters or buyers....so read that close, too.

Anyone else seeing a surge in companion/comfort/service/you name it/pets?

A yard for kids and pets (upkeep is tenant's job).

This is a bit of a pet peeve of mine as a Civil Engineer.

Review your Landlord - Tenant Law document as this will define what you can legally place in the lease and what you can ask for in regards to security deposit, last month rent and pet fees. 

In addition to pet rent, do you have any additional clauses in the lease regarding pets?
