Online it says there is currently no rent cap, but there is a new law being proposed that caps it at 10% and for new tenants, only 15% above what the previous tenant was paying.

OR I become the only traditional residental lot and it changes absolutely nothing and my land value growth is still significantly capped because it will always be surrounded by MH zone, or stagnate until someone can buy out the whole area like has happened recently in other nearby areas in the city.

The "1% Rule" can be a great rule of thumb but it doesn't account for a massive elephant in the room: Expenses.What really matters is NOI (Net Operating Income), which is why we prefer cap rate.

Going into areas that are 50% below ( the hood) all the homes are sold to investors so it like little  MF SFR's the values only track cap rates IE what will and investor pay for a return. whereas buying a touch above the median homeowners are buying and they dont care about cash flow or rental rates they want quality place to live.

I was getting locked in to start in Cleveland when the agent I was working there said that you can never redeem the full amount of the voucher because it’s always higher then fair market value of the rent.For example. 3b 1bth house voucher is roughly $1,550, but the rents get no where near that much apparently and cap at around $1,300.
