You would really want to do your own due diligence and probably fly to the market(s) you'd like to invest in.

Unfortunately, I do have a property in an HOA, which often comes with their own set of rules that you'd have to follow of course. 

It's worth taking the time to understand what you're doing so you can develop your own conviction and confidence.

I can't move this property to an LLC as the condo docs refrain owners from owning in LLC.

It is a mobile home that sits on its own land.

But, they will be in challenging parts of town where realistically you do not want to own property and your long-run returns will under-perform.I'd encourage you to find a balance of sub-market growth, nearby employment, strong income, and only then a good rent-to-value ratio. 

With my own properties I do that more.

On another note; how do you get accurate data on flipping success rates when for a very vast array of them, it's not reported or substantiated anywhere?
