Good observations @Corbin Loveless Definitely seeing the shorten booking lead time, but visitation overall is still high.

what I did was I looked up the local real estate groups on facebook and joined and I didn’t say anything for a while but I observed and did a ton of research to kind know what I was talking about before I made myself looks stupid.

While the last one may not be an absolute no-go, it is something to be observant of.

I'm glad to see that your analysis is inline with my casual observations. everything I've looked at on the MLS has not seemed to come close to cash flowing.

I'm an Illinois real estate attorney and am unfamiliar with the standard and customary fees charged by title companies in the Tampa Bay area.I do have some observations and comments.The larger and reputable builders in the Chicagoland area do offer credits if you choose their lender and mostly the lender fees charged are competitive. 

Are you changing things month to month and observing what happens?

Walk the property as a Buyer.Without having physically walked through it, I can only provide limited feedback, but here were some of my observations.....The front brick looks tired, and there appears to be some patchwork..??.

There are two ways for you to get the actual then....1) if no one is willing to bid that minimum bid (what you are already out of pocket for), then you get the deed. 2) outbid everyone else if the bid opens beyond the minimum.An observation......the bidding at these auctions is competitive, and prices approach retail, if you get the property for what you're already into it for because no one was willing to bid higher, you did Not get a good deal.
