I was graciously invited to a REIA retreat to go over the future of REIA and how to stay relevant in this information time we are in.

It's one thing to fill the vacancy, but it is another thing to get a quality who is committed to staying at your property by paying on time and not put you in any uncomfortable position.  

But, I have used this strategy numerous times when time was much more important than money to a seller.

And Chula Vista or Escondido are great areas for first-timers who want to stay near SD but reduce entry costs.Network at local meetups like “Beers and Deals” - The connections you’ll make there can open up off-market opportunities.Where did you end up starting starting - SD, or did you end up in nearby markets to get your first win?

Stay away from anything Jean Gillen / Realty Doctors tries to sell you also.

So just stay out of certain states and you'll be fine.

Stay away from the condos as they are going to continue to have higher HOA's and insurances going forward in Florida.

They love having the short-term rental properties since that gives them a spot to stay while they're in town!
