The absolute cheapest new construction I have seen recently in the less desirable cities is 290k+ based on their estimated savings over 30 years it delivers a 6.5% return per year over 30 years, which is probably a good thing for a retail buyer.

They delivered and service them when needed.

I like to buy a property that is vacant, but if the old landlord doesn't want to kick the tenants out, and deliver to you vacant, not much you can do.

I asked them nicely a couple of times to please not park in front of my house because when I have friends over they have no place to park and the mailman has left me notes telling me he won't deliver my mail if the mailbox is blocked.

Duplexes aren't bad after all and yes you are right the deals are still out there (the MLS is still delivering). 

And lastly,  find a good app to get food delivered when your kitchen is down! 

Be conservative - under promise and over deliver.

Always hungry to learn from others, having been coached and coaching startup- and senior businesses myself, I would say that depends on what you currently need and what the coach can deliver that is valuable to you in return.

Assuming you are of course qualified, the assembly line is far less likely to be able to deliver than the local shop.
