The moral here is that again, each appraisal is unique to the assignment and using an appraisal not designed for a second purpose can be very dangerous.The other part of the story that never gets told when using a mortgage appraisal for an appraisal contingency is that the USPAP requires appraisers analyze all current agreements of sale if available.
