@Linda Morales I agree with @Mark Pedroza, you should contact a lawyer that has experience in this field and get their help/advice.

This paragraph wasn't a big reason why I made the switch, I'd always acted in this way anyways, but it's certainly icing on the cake for that moral hazard to simply not even be an option on the dinner menu to begin with. 

The moral here is that again, each appraisal is unique to the assignment and using an appraisal not designed for a second purpose can be very dangerous.The other part of the story that never gets told when using a mortgage appraisal for an appraisal contingency is that the USPAP requires appraisers analyze all current agreements of sale if available.

The moral of the story is not to sit and put your head in the sand.

This is more of a moral issue for me rather than the question of pet fee/deposit.

But these complacent landlords out there are more concerned with their pride or whatever it is they think they're taking the moral high ground for than with running their business like a business.And if you think its fair that all the other business types are getting grants and loans but us.
