@Julie Groth reach out to your state's MHCA (manufactured housing community association) and I think you will find the person sharing that rumor with you was just not clear on what they were referring to.  

Not like the mobile/manufactured park model homes where there's permit fees, flagman fees, setup fees...etc

I used to be able to find deals like that in the Charlotte area for manufactured homes.....no more. 

Now I'm involved with Self Storage and Manufactured Home Communities as well.

The manufacturers keep improving these washers.

@Sergio Feria You may want to check with the local mobile home dealerships and the manufactured housing association in your area.

I've been asked by a relative in Oregon to find out about selling a note for about $100K on a manufactured home (double wide) on 1.2 acres in Irrigon, Oregon. 

(This might be common in ruralish areas but I took the time to write this down as it unfolded.)Wholesaler's purchase agreement initially had the wrong addressInsurance policy originally listed 8 units instead of four.Lawyer almost submitted articles organization as a manufacturing company and didn't know you could file for an EIN online.Few accepted digital signatures.

The general strategy I'm thinking of is this:1) Buy an empty lot (they go for around $75 a sq foot in my area)2) Hire a manufactured house builder / draw plans and get city approval3) Get the property built (by assumption, it should be somewhat quick).
