Is there a resource I can check for complaints lodged against companies?  

Or either might buy a property management company.If you like the service industry, a motel, summer camp or an adventure lodge. 

I'm slowly seeing demand creep back but our esteemed governor has extended the ban on STR's while leaving hotels, motels, inns, resorts, non-transient public lodging establishments, or time share projects open!

There has been a lodge / small hotel that has 10 rooms for sale for about 2 years for a ridiculous price.

The only instance I could see that happening is if you materially misrepresented something, essentially lied, to get the insurance then the company can cancel without coverage.As a last resort you could also contact your state insurance department and lodge complaint but that isn't fixing your issue immediately.I whomever it is will not insure you then get a new company.

There is a monthly submission to TN for sales taxes (later can change to quarterly if desired and TN approves), and a local submission for lodging taxes.
