If the gridwork can handle the weight, substitute traditional tiles with painted drywall ones for less attention.

I mostly agree with Adam, but I would probably go a few shades lighter.  

Now I'm thinking that number will carry about as much weight as a Zestimate!

You changed the way the load is distributed and therefore that weight needs to be correctly supported.

These things sound great going in but when something goes bad that is when the upfront agreement is worth it's weight in gold. 

Which example you give the most weight to is totally dependent upon what your goals are and what your comfort level is. 

While I may peak at Zillow to see what it says, I never put any weight on it and just use it as a hopping off point to drill down and do my own comparisons.The short answer is never use Zillow as your only resource.

Shouldn't supply and demand should have some kind of weight in the process?
