I would suggest a local attorney well versed in your state's interpretation of 'bird dogging' (or 'finder's' compensation) and 'wholesaling' (routinely called unlicensed principal 'brokering' by some).

Much is subject to interpretation and as Dale noted if you get a judge that's pretty cut and dry then all hell may break loose.

The GREC does not generally interpret legal matters and will always say NO to err on the side of caution.If this is going to be a big part of your business you might want a legal opinion letter from an attorney standing by the structure and disclosure they are telling you to use.
