During my last certification the inspector said something to the effect of "this is kind of a cool room, but you can't use it as a bedroom."

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

You could question your home inspector.

The inspector let me know that it has normal wear for a 20 year old roof.

Should I use the home inspector my agent suggested or should I bring in someone independently?

Hired a General Inspector which lead to a Plumbing Inspector and Termite Inspector with Remediation.

I don't know if you read David Greene's book about long-distance investing (which doesn't really pertain to wholesaling), but he makes the (I think) good point that "most of us aren't appraisers or inspectors anyway," so while this might give me a number on which to base my offer, it won't necessarily be an accurate one. 

That includes but not limited to: GC's, property managers, realtors, loan brokers, inspectors, attorneys.
